Decks bids/price check
I did some bids today i wanted to know what you guys would bid these at. Keep in mind that this is in northern Wisconsin/ eastern Minneosta. I was looking for a price check on the first four and what you guys would charge for the last 2.
1. 252 sq ft, 46 lin. ft rails, 2 steps, $642.76 2. 550 sq ft, 20 lin. ft rails, 4 steps, $967.41 3. 404 sq ft, 114 lin. ft rails, 4 steps, $1,208.67 4. 578 sq ft, 48 lin. ft rails, 10 steps, $1,219.84 And two hypothetical ones: 1. 2000 sq ft, 150 lin. ft rails, 15 steps, $2,476.27 2. 3000 sq ft, 250 lin. ft rails, 35 steps, $4,006.45 Thanks, P.S, I was looking to exclusively use ready seal up here and was wondering if anyone could comment on it. Those price look OK but it's hard to give a price on a deck when you don't have a picture. There are may factors other then square feet and length of railing. Do the decks need to be stripped or just cleaned? Will I be on a ladder or can it be washed from the ground? These are just a few questions but there are many more.

You seem to have weighted formula. Is it a gut check or are you actually plugging in numbers?

pluggin in numbers. I have different priceing levels. I do my estimates with total sq ft of floor, total sq ft of railing, total sq ft of steps, and material based on the added totals. Then i will add in a new customer discount. I don't care about other variables because i have ran several spread sheets based on different spread rates/time/ and blah blah and have formulated prices that will always give me a profit. Some jobs i will make more, some i will make less. The intial job is just the beginning because i am hoping to have the customer for a long time with my annual and bi-annual maintenance program. With the right chemicals/products, it doesn't matter if the wood needs to be stripped or cleaned or what ever, because your not doing the work, the products and TIME are.
I go to every estimate/job planning on cleaning, stripping, brightening so thats what my price reflects. No matter what variables there are, my prices will reflect that because those variables are already built in. No need for ladder. With the right barrier protection, spraying with the deckster will do just fine with some back brushing, x2 on newer wood. Oh, all estimates are emailed to the homeowners. |
